22 Washington St

Santa Clara, California

This project proposes a four-story mixed-use building at the intersection of Newhall and Washington streets in Santa Clara, California. It includes three floors of residential apartments above two levels of parking and ground-floor retail, creating a connected urban living environment that supports community interaction and local business. Because the site sits on the border of San Jose and Santa Clara, annexation into Santa Clara is required to meet local zoning, planning, and service regulations. The residential component will offer a mix of studios and one- to three-bedroom units with shared amenities that encourage community. Ground-floor retail will feature neighborhood-serving businesses to activate the street and serve residents and visitors.

Two levels of above-grade parking will accommodate residents and customers, with bike parking and EV charging to promote sustainable transportation. The building will feature a modern design with clean lines, large windows, and sustainable materials, creating an attractive and welcoming space that integrates residential, commercial, and community uses.

Key Design Features

  • Mixed-Use Development
The project is designed as a cohesive mixed-use building that integrates residential and commercial. By placing retail at the ground level, parking within the podium, and housing above, the development maximizes land use efficiency while creating a vibrant, walkable environment.

  • Diverse Residential Options
The residential component includes a range of unit types from compact studios to larger one, two, and three-bedroom apartments. These units are complemented by shared amenities that encourage interaction and a sense of community, helping residents feel connected within an urban setting.

  • Active Ground-Floor Retail
The ground-floor retail spaces are intended for neighborhood-oriented businesses such as cafes, small shops, or services that meet everyday needs. By activating the street frontage, these spaces create a lively pedestrian experience.

  • Modern & Contextual Architectural Design
The architectural style emphasizes clean, modern look, generous window openings for natural light, and the use of sustainable, high-quality materials. The design is carefully considered to complement the surrounding neighborhood while still presenting a contemporary identity, creating a visually appealing and environmentally responsible development that integrates seamlessly into its urban context.
